These Terms & Conditions apply to all estimates, invoices, work orders, service agreements, and construction or repair services provided by Ruiz Repairs LLC in the State of Ohio.
1. Estimates All estimates provided by Ruiz Repairs LLC are valid for thirty (30) days unless otherwise stated in writing. Prices may change due to material cost increases, unforeseen conditions, or customer-requested modifications.
2. Scope of Work All work performed will be limited to the services specifically listed in the approved estimate or contract. Any additional work requested by the customer will require approval and may result in additional charges.
3. Change Orders Any changes to the original project scope must be approved by the customer before additional work is performed. Additional labor, materials, or unforeseen repairs may increase the final project cost.
4. Deposits & Payments A deposit may be required before work begins. Remaining balances are due immediately upon completion unless otherwise agreed in writing. Late payments may be subject to: • Interest charges • Collection costs • Attorney fees permitted under Ohio law Ruiz Repairs LLC reserves the right to stop work on projects with overdue balances.
5. Unforeseen Conditions Ruiz Repairs LLC is not responsible for hidden or unforeseen conditions including but not limited to: • Mold • Water damage • Structural damage • Electrical hazards • Plumbing issues • Code violations • Pest damage Any repairs related to unforeseen conditions will require additional approval and payment.
6. Permits & Inspections Unless otherwise stated in writing, the customer is responsible for obtaining permits, approvals, HOA permissions, and inspections required by local municipalities.
7. Delays Ruiz Repairs LLC is not liable for delays caused by: • Weather • Material shortages • Supplier delays • Permit delays • Customer scheduling conflicts • Events outside company control Completion dates are estimates only and are not guaranteed.
8. Workmanship Warranty Ruiz Repairs LLC provides a limited workmanship warranty for labor performed by the company. Warranty coverage does not apply to: • Customer-supplied materials • Normal wear and tear • Abuse or neglect • Water intrusion • Structural movement • Acts of nature • Previous repairs by others Manufacturer warranties apply only through the manufacturer.
9. Customer Responsibilities The customer agrees to: • Provide safe access to the work area • Remove valuables and fragile items • Keep children and pets away from work zones • Ensure utilities are available during the project
10. Cancellation Deposits may be non-refundable once materials are ordered or scheduling has been reserved. Cancellation after work has started may result in charges for labor, materials, and administrative costs already incurred.
11. Limitation of Liability To the maximum extent permitted by Ohio law, Ruiz Repairs LLC shall not be liable for indirect, incidental, special, or consequential damages arising from services performed.
12. Governing Law These Terms & Conditions shall be governed under the laws of the State of Ohio.
13. Acceptance Approval of any estimate, invoice, work order, electronic signature, text message approval, email approval, or payment constitutes acceptance of these Terms & Conditions.
